Bringing a Thin Fescue Lawn Back
Fescue overseeding and lawn repair in Greensboro is a yearly job for many homeowners, and there is a good reason for it. Tall fescue is the grass most Triad lawns are built on, but NC State Extension describes it as a bunch-type grass: it does not send out runners, so damaged or bare areas have to be reseeded. Summer heat, drought, disease, shade and foot traffic thin it out a little every year. Overseeding in the fall puts new plants into those gaps before weeds take them.
Why Greensboro lawns thin out
Piedmont Triad International Airport averages about 32 days a year at 90 degrees or more, and cool-season grass stresses in that heat. NC State notes tall fescue can turn brown and survive short droughts, but some of the stand may be lost if a drought runs past three weeks. Add compacted clay soil, mature oak shade and heavy summer storms, and most fescue lawns come out of August thinner than they went in.
Can you just throw grass seed down?
You can, and some of it will grow, but results are usually poor. Seed sitting on top of hard clay or thatch dries out, washes away or feeds birds. Good overseeding gets seed into contact with soil. We do that by core aerating first, slit seeding with a machine that cuts grooves and drops seed into them, or hydroseeding over aerated ground so the mulch keeps the seed damp. On larger thin areas, hydro overseeding works especially well on slopes.
Timing is most of it
NC State Extension recommends seeding cool-season grasses from mid-August to October 1, depending on location, and says late summer to early fall is the best time to renovate cool-season lawns. In Greensboro that usually means September. The fallback window in the Piedmont is mid-February to early March, but spring seedlings face summer heat with shallow roots, so we treat spring overseeding as a patch, not a plan.
Lawn repair
Not every problem is a thin lawn. Bare patches from dogs, play areas, utility digs or washouts need the soil loosened, topsoil added if needed, and seed with cover. NC State suggests replanting bare spots larger than about 4 inches across, since fescue will not fill them in. Where a washout keeps returning, we fix the grade or drainage before seeding again.
Full lawn renovation
When more than about half of a lawn is weeds, bermuda or bare soil, overseeding is not enough. A lawn renovation kills the existing cover, prepares the soil and reseeds from scratch. NC State notes that controlling bermudagrass in a fescue lawn can take several glyphosate applications three to four weeks apart, so renovation plans that involve bermuda start in mid-summer. We will tell you whether your lawn needs overseeding, repair or renovation after we walk it.
Aftercare
New seed in an existing lawn needs the same steady moisture as a new lawn: light, frequent watering for the first few weeks. Keep mowing at the normal fescue height of 3 to 3.5 inches so the young grass is not shaded out, and save any herbicide for later, once the seedlings have gone through several mowings. Picking a seed blend for an existing lawn
NC State Extension recommends planting a blend of two or three tall fescue cultivars rather than a single variety, which broadens the lawn's resistance to disease and stress. It also notes that newer improved tall fescues are more shade tolerant, denser and finer textured than Kentucky 31, a commonly used older cultivar. Overseeding is a good chance to upgrade: the new blend fills in among the old grass, and over a few seasons the lawn shifts toward the better varieties. In shady spots we add fine fescue, and we avoid cheap mixes heavy in annual ryegrass, which Extension warns dies in late spring and cannot be removed once it is mixed into fescue.
Fertilizer timing
NC State advises putting most of the nitrogen on cool-season lawns in fall and spring and keeping summer feeding light, since heavy late-spring and summer nitrogen on fescue can raise disease problems. We time any starter fertilizer with the fall overseeding.
Warm-season lawns
Some Greensboro yards are bermuda or zoysia rather than fescue. Those grasses spread by runners and repair themselves in summer, so they rarely need overseeding; bare spots are best fixed in late spring to early summer, which NC State lists as the time to renovate warm-season lawns. We do not overseed bermuda lawns with fescue unless you want a mixed lawn and understand the trade-offs.
A yearly habit, not a one-time fix
Because fescue cannot spread, the healthiest fescue lawns in the Triad are usually the ones overseeded lightly every fall rather than rescued every few years. A light annual overseed after aeration keeps the stand dense, crowds out weeds before they settle in, and costs less than a full renovation. If you want, we can put your lawn on the September schedule each year.

Fescue Overseeding & Lawn Repair Questions
Can you just throw grass seed down to overseed?
Some will grow, but much of it dries out, washes off or gets eaten. Aerating or slit seeding first, or covering it with hydromulch, puts the seed in contact with soil and gives far better results.
When should I overseed fescue in Greensboro?
Early fall, usually September. NC State Extension recommends mid-August to October 1 for cool-season seeding, with mid-February to early March as a weaker spring fallback in the Piedmont.
Why does my fescue lawn need overseeding every year?
Tall fescue grows in clumps and does not spread to fill gaps. Heat, drought, shade and disease thin it each summer, so new seed replaces what was lost.
Is lawn renovation better than overseeding?
Only once weeds, bermuda or bare dirt take up over roughly half the yard. Short of that, overseeding is cheaper and faster.
